Four Kinds of Apartment Roofing Materials

Flat roofs often offer a clean look to any apartment complex. It adds space for rooftop entertaining, even a pool or maybe garden area. If you are thinking about a new style of apartment roofing for your complex, here are a few things to consider.

If your apartment complex is in the city or overlooks a beautiful landscape, a flat roof can complement the environment it is around. Flat roofs are also easier to inspect and maintain. Issues can be addressed easier, as well.

The cost of a flat roof for an apartment complex can be significantly cheaper than a pitched roof since the surface area is less than that of a sloped roof.

There are four main types of flat roof systems you can use for apartments.

  • Built-Up Roof (BUR), is a flat roof system containing layers of waterproof membrane, tar and gravel to seal the surface.
  • Polyvinyl Chloride (PVC), is probably the most popular apartment roofing material used. Sheets of PVC are an attractive option for waterproof performance as well as pedestrian traffic coating. It also allows you to turn a flat roof into a usable space.
  • Ethylene Propylene Diene Monomer (EPDM Rubber),is made of synthetic rubber made of recycled materials. These types of roofs are durable, inexpensive and typically have a longer lifespan than metal roofs. EPDM roofs require seaming which can allow water to seep through and lead to damage.
  • Modified Bitumen, is a single ply roofing system that is rolled onto the roof surface and can last at least 20 years. They are also ideal for extreme weather like what we get here in Kansas City.
